It is one of the prime economic and trade centers in the Calabarzon region.

The city is home to the Batangas International Port, one of the Philippines’ busiest passenger and container terminals. It also houses its largest oil refineries, three natural gas power plants, and several other major industries. Furthermore, the city serves as the province’s educational, industrial, and transportation hub.

There is so much you can learn about the city, starting from its history to various geographical and cultural aspects. Let’s dive into it.

History

Due to group migration, the first Spanish missionaries arrived in Batangas City in 1572. After the end of the Kuomintang Kingdom in 1581, Spanish authorities governing the Philippines established a pueblo in the area that included the hill (now Hilltop) where the current Provincial Capitol of Batangas stands.

The town was named “Batangan” because of the abundance of large logs known locally as “Batang” in the area. Don Agustin Casilao was appointed as Batangan’s first gobernadorcillo by the Spanish government.

In 1894, the title “little governor” as head of the pueblo or Municipio was replaced by “capital municipal.” It is unclear who succeeded Casilao, nor is it known whether any subsequent capital municipal appointments occurred. Don Agustin Casilao is also known as Agustino or Augustino.

Under Republic Act 5495, Batangas became a city on July 23rd, 1969. Pedro S. Tolentino was elected as the city’s first mayor.

Geography and Demographics

Batangas City is located in the southernmost part of the province of Batangas, facing Batangas Bay. It is edged to the north by San Jose, to the south by Verde Island Passage, to the east by Ibaan, Taysan, and Lobo, and to the west by San Pascual. The Calumpang River flows from northeast to southwest through the city.

Batangas City has seen an incremental shift from an agricultural to an industrial economy with the expansion of Batangas Port, the operation head of various heavy industries.

The city’s northwest is home to various commercial establishments, while the lowland areas surrounding Batangas Bay are home to the city’s heavy industries. Nonetheless, despite its gradual transformation into a significant commercial/industrial hub for CALABARZON, it retains rural landscapes in the city’s north. The Poblacion neighborhood is the city’s central retail and commercial district. It is densely packed with banks, restaurants, and small businesses.

As a major port city, Batangas has seen an increase in migrants from neighboring provinces, islands, and even nation-states such as China, India, Indonesia, and Malaysia.

Industries

Batangas City’s industries are concentrated around Batangas Port, the Tabangao and Pinamucan areas. Shell owns large refineries in Tabangao through its Philippine subsidiary, Pilipinas Shell, and supplies most of the fuel sold in Shell gas stations in southern Luzon and Metro Manila. JG Summit Holdings operates a petrochemical facility with plans to expand to accommodate a coal power plant, which has sparked outrage among residents and environmentalists. Other companies established refineries for distribution to the province as well.

Commerce

Shopping malls in Batangas City include SM City Batangas, which SM Supermalls operate, and Bay City Mall and Nuciti Central, which local retail companies own. There are many supermarkets in urbanized areas, some of which are part of malls and others are stand-alone neighborhood markets that compete fiercely with local public markets.

The Diversion Road, built to divert traffic from the city proper to Batangas Port and Bauan, is seeing an increase in retail stores and industrial space. Several car dealerships are being built along the length of the road in the barangays of Alangilan and Balagtas. Fast food restaurants such as McDonald’s and Shakey’s Pizza are also sprouting up near Batangas Central Terminal.

The Poblacion neighborhood is home to many shops, restaurants, banks, pawnshops, and other businesses. The city’s two major public markets properly serve produce from the city’s rural barangays and neighboring municipalities.

Real Estate

Real estate companies are developing subdivisions to accommodate growing populations in response to population and economic growth. Large-scale developments are present, mostly from local developers, but major developers such as Ayala Land and Vista Land (via Camella) are also present.

Batangas real estate is not limited to the infrastructure but performs well in other commercial and housing real estate properties. This generates outstanding investment opportunities and better accommodation facilities for the citizens.

As the second richest province in the country in 2020, Batangas is a major contributor to the economic prosperity of the Calabarzon region. Batangas City, registered the highest revenue in 2020, amassing almost P3B in income. The district is known as the Industrial Port City of Calabarzon, as it is classified as one of the fastest-growing urban cities in the country.

Investing in Condominiums: Is It a Good or Bad Choice?

Published Date : February 16, 2022 Article Buying house Buying Property Buying Tips Property Recommendations Real Estate 101 Renting condominium

A condominium is a residential building with private ownership within a larger structure. Condominiums are often referred to as “Condos,” They are one of the most popular housing types in the Philippines. A condo is an apartment or unit owned privately and stands separately from other units in the same building.

These pointers will help you get a better picture of condos:

  • Condos are often cheaper than city houses because they come without land; outside and land are common areas shared by all residents.
  • Owners of condominiums pay a Home Owners Association (HOA) fee, which may be higher than those living in townhouses because they cover maintenance.
  • Condominiums provide a very comfortable home management system and are different from other housing.

Like any other property, a condo has its pros and cons; buying a condo is good for you or not is mainly based on what you expect from a property. Your needs, demands, ownership requirement, and budget play a vital role. Before making a big decision about buying a condo, you must learn about its aspects.

Who Should Get It?

The Condo often requires less work, leaving owners free to move and enjoy leisure. Millennial buyers who have little homeownership and do not have time for home care may benefit significantly from starting a condo. So, if you like to enjoy a leisure life with minimum hassle, you can consider buying a condo.

Who Should Seek Other Property Options?

Established buyers who want a place for their growing families and those who do not wish to be subject to HOA rules will benefit significantly from buying single homes.

Houses attract people who want large courtyards for their children to play in and the space for other facilities, such as a private garage or workshop. Separate homeownership is also a good fence for people who are not interested in yard work or long for a large garden.

If you think Condo might not be a good fit for you, you can check out other property options such as House for sale or townhouse for rent.

However, Condominium properties can be a great way to get the lifestyle you want without the financial burden of owning a house. Condos can be rented out if you decide to travel and lease them out when you’re not using them, and they provide an excellent source of passive income. If you’re looking for a new place to live, consider searching for properties online. You can connect with excellent real estate platforms if you want to learn more about buying real estate properties.

Top Questions to Ask Your Developer When Buying a Property

Published Date : January 18, 2022 Article Buying Property Buying Tips Community Guide Housing tips Property Recommendations Real Estate 101

Property buying requires financial planning, verification, and research before getting into the paperwork. If you invest in pre-selling or under-construction properties, you will have to double up your alertness. There are various factors you might not be aware of in construction related to the project; it is better to ask questions to your developer.

Now, what should you ask to know the necessary information? We are here with the few critical questions you can ask your developer.

Ask About Their Background

When dealing with a new developer, you need to know about their team and figure out what you can expect from them. You can start by asking them how many projects they have developed or any similar projects they are currently offering. You can also ask them to show you the project details, planning, cost management, and process efficiency. Even after completing the project, you can ask if the result meets the desired goals or how close you are to the expectations.

Factors That can Affect the Price

The property’s price depends on the construction cost, so to know if you are getting a reasonable price, you can also ask about the factors that influence your property’s worth. Also, ask the prices of similar properties in that area or similar properties by the same developer. This information can help you determine if these properties are in demand or not and if they are a good investment.

If you want to look at their existing projects or past property development, feel free to ask.

About Other Buyers

As you are interested in the projects, it will be good to know what neighbors you will have. Is it going to be family, youngsters, or single professionals? Ask the developers how many properties have been sold and who have bought them.

About the Legal Documents

You don’t want to move ahead with the property and then be stuck in future complications of ownership and registration. To avoid that, you must be sure about the legalities and documentation. Ask the developer about the vital documents such as plans, approval from local municipal corporations, certificates, and tax receipts.

About the Finances

Before moving ahead with your house buying, you also make sure about the sources of investment in the project. Find out if developers have enough capital or other sources they rely on. Are there any financial partners, and what is the financial flexibility? These economic factors can affect the project completion duration and the property’s price.

About the Amenities

It is also good to verify in advance what amenities you are promised and what you will be getting actually. A timely visit to the site may help you keep up with the process and any changes. There might be some essential amenities for you; you can check up on it regularly, and if you want any modifications, you can also talk to that about the developer.

Property investment can be risky sometimes if you don’t pay attention carefully. Asking questions will help you know whether you’re right about the property and if the expectations meet the promises. Things depend upon the developers you choose. There will be minimal development risk if you stay informed through the process. The more you know, the better you understand. You can find the project and listing of Condo for sale, Townhouse for rent, along with their developers on a trusted online platform.

What Are the Aspects of Being a Landlord?

Published Date : January 8, 2022 Article Buying Tips Community Guide Housing tips Property Recommendations Real Estate 101 Renting condominium renting house

As a property owner, you are no stranger to taking on many responsibilities at once. You probably know that you may feel overwhelmed by financial problems or guilt if you do not handle things properly. Therefore, you need to prevent the delay in necessary dues.

Tenants can withhold rent from homeowners for many reasons, ranging from low income or temporary unemployment to settle disputes and settlements. But when it comes to the costs that a homeowner has to pay, they can’t negotiate.

Disputes

When you rent your home, you would impose specific rules and regulations on the tenant. Renters may break the rules such as not paying their mortgage on time, not following the ‘pet ownership policy,’ but the renter now insists on keeping it. Such times are the result of disputes between landlords and tenants.

It’s easy to find tenets with the help of Housal. All you have to do is put your property out there on our website and wait for the legit tenets to contact you. You can list any type of property like a house for rent, condo for rent, townhouse for rent, or apartment for rent.

Maintenance

Before you deduct money from your renter’s deposit or pay it for repairs, make sure you understand your country’s laws and local laws when it comes to security installations. Additionally, make sure that the damage is above normal wear.

Check your rental units regularly. Your lease agreement must state that this will be done with due notice, allowing you to see unauthorized updates or general property abuse. Lastly, if the tenant simply refuses to repair the damage and will not pay for the repair costs, you must have a clause in the law regarding the termination of the lease agreement.

If you believe you will find yourself in court soon – or even want to defend yourself, if possible – it is always a good idea to keep as many details of the tenant’s problems as you need to prove—the reason for dismissal from the court. Many landlords underestimate the need for paper routes when dealing with problematic tenants, mistakenly believing that oral contracts remain in court. However, this process can be much easier if you record all your communication with your problematic renters.

Good communication is beneficial for both parties. If there is no communication, problems on both sides will not be solved. Both homeowners and tenants can experience many frustrating problems. But, without communication, there is no way to fix those problems.

Even before the lease agreement is signed, a communication method must be established.

Published Date : January 7, 2022 Article Buying Tips Housing tips Property Recommendations Real Estate 101 Renting condominium

You feel overwhelmed with excitement when moving to a new house. Everything feels fresh and happy, and you want to share this feeling with someone. The best way to do it is to host a housewarming party?

A fun party is a great way to celebrate your exciting new digs and breathe after the pressure of movement. Use your housewarming party as a motivator to unpack most of your belongings. And the good news is you can throw a fun house party on a budget.

Prepare Your Home

First thing first: Make sure your house is ready to be shown, and you feel happy and proud of it. Unlike other indoor parties, no rooms should be closed to guests. The purpose is to make people want to see your new home and visit it. So feel good about all the rooms. Everything should be open and accessible. That means everything in your home needs to be ready for guests.

If you still haven’t got yourself a nice place yet, then do look up at Housal. You can find Condo for sale, an Apartment for sale, House for rent, or Townhouse for rent in your locality. Visit Housal.com to know more.

Make a List of Guests

You must first keep a list of guests before you can start working on the invitation. Make sure you include any friends, family, and coworkers you’d like to invite to your new home. Limit the list of guests to the number of guests that are appropriate for the place you are.

Invitations

To keep it simple, you can talk to your neighbors in person or create a small invitation and throw it in each family’s mailbox. If you have children, you might ask them to bring invitations as an excellent way to get them to meet their neighbors.

Create a Playlist

Whether it’s a Halloween celebration or a housewarming party, music is essential when setting the mood for any event. It may also allow everyone to relax when a conversation is slow.

Simple Comforting Foods

When you think of home, you probably think of a warm meal cooked at home. Give your guests that feeling of welcome and comfort by providing inclusive dishes.

With so many things to do at a party, try and think of luxurious meals that can be prepared in large quantities to save time.

Think of the Fun Games You Can Play

It is your new home, so you can play any fun games you wish. Tap on your inner child and make it a casual, playful party. If things are already helter-skelter with the furniture, make ample space for musical chairs. Try to include everyone in the activities.

Last but not least, stop thinking too much about it. Simply put, your neighbors will love you for you. Throwing a housewarming party can be a sign of respect for your neighbors. It shows them that you are taking time in your life to get to know them. Relax and remember to have fun.

Vertical Gardening: Urban Garden for Small Spaces

Published Date : December 10, 2021 Article Buying Tips Housing tips Property Recommendations Real Estate 101

Standing upright is the way to go if you are stuck in a small space and need to create some screens to give the balcony or porch privacy. Vertical gardening uses specific growth practices and containers to take full advantage of your growing area. It is a strategy that works internally or externally. You can also enlarge the kitchen garden near your back door or brighten up a dull exterior wall. There is no limit to creativity when gardening.

Leaning Ladder

This ladder design allows you to pack a lot of greenery in a small space. Built-in stock, you can customize your own with as many steps as you like. Consecutive crop varieties will look great on this grower — no matter where you choose to lean on.

Custom Frames

Find a frame created by a local carpenter or welders for spaces that do not have such elements. One way to do this is to make wooden tents and fix them into a blank wall. These shelves are suitable for storing heavy pots such as ceramic ones. Another option is to get a metal wire mesh or sticks on which you can hang your pots.

Custom frames go well when you have a dedicated space for them to display. You can make custom frames for your new home as per your open space. Have a look at these townhouses for rent and townhouses for sale and other properties at Housal.

Custom crates

The DIY garden allows you to mix and match plants that need more sun and more shade. The high planting levels protect and shade the lower levels, and the whole arrangement comes together in an eye-pleasing design. While the planter appears to be made of stacked crates, the boxes made of planks can be customized to fit any backyard, balcony, or balcony.

Succulents Frames

Succulents require little effort to care for and pack a solid visible fist when planted together. Create a simple outline and create your own artistic arrangement for hanging on any wall — inside or out. When it is time to water, place the planter flat and spray with a mild mist about once a week.

Outdoor plants are beautiful, but there is more to be said about bringing less vegetation into the house and more about growing that vegetation outdoors. But in a vertical garden, that saves space. Container garden ideas are great if a traditional garden bed is unavailable, but some cost a lot of space. A straight garden hangs on the wall and piles up plants, so you can put a few in one place, grow greener and make watering the plants a little easier.

If you feel stuck up a small home and want to upgrade to a new one, look for property options like apartments for rent, condo for rent, or house for sale. Get Complete Information With Locality, Price Trends & Amenities Details. Visit Now.

4 Expenses Homeowners Pay That Renters Don’t

Published Date : Buying Property Buying Tips Community Guide Housing tips Property Recommendations Real Estate 101 Renting condominium

For anyone considering moving, one of the significant issues in the decision is usually cost. Whatever your budget is, finding the best value for your money is always a priority. And for many people, that leads them to wonder: is it cheap to rent or buy?

The problem is, many of these first-time real estate buyers forget that the purchase price is not the end of their real estate finance.

So what are the costs associated with homeownership?

1. House Maintenance

Homeowners cannot simply call a landlord when electrical appliances need to be replaced or a hot water tank stops. All of these household chores — from purchasing a new microwave oven to changing the roof — are the homeowner’s responsibility.

2. Property taxes

No matter how long you live in your home or how quickly you pay your mortgage, you will have to pay property taxes assessed on your home’s value. As the value of your home changes, so will your property tax. Property tax rates can be very high depending on where you live. Let your landlord pay your property taxes while saving your money.

So if you are interested in rental properties, visit Housal. Look at the various rental options like a house for rent, condo for rent, or townhouse for rent.

3. Home Insurance

While it is true that tenants often have to pay for renter’s insurance, those costs are usually much lower than homeowners’ insurance. The homeowner should verify not only the contents of the home but also the body structure itself. The insurer must be able to pay the total value of the property. In the event of major damage to the home, the insurance should be used to pay off the rest of the loan or repair costs.

4. Expenditure for a Homeowners Association

When you buy a home, you become part of that community. Many communities have HOA payments; homeowners have to pay to take care of parks, ponds, and other amenities. These costs can increase over time.

Owning a home comes with several ongoing costs. This means that when considering your real estate purchase, you should calculate all the possible costs so that cash flow issues will not disrupt you. Having a home can be very lucrative, but you should get into it with an open mind.

Homeownership may come at a cost, but it is equity to your assets.  So if you are considering building up some equity and the ownership of a residence, go for property buying options like townhouse for sale, condo for sale, or house for sale. Visit Housal to know more.

Benefits of owning a rental house

Published Date : November 10, 2021 Buying Property Property Recommendations Real Estate 101

Being an owner of a house is a long-term intention for many of us. Renting a home is often perceived as a temporary solution, and people consider owning a house as their primary aim.

Buying a home is not always an option, and renting makes more economic sense. While most professionals and students choose to rent because of low pay, there are many other benefits.

Get in touch with the top real estate developers to find a House for Rent, Condo for rent, and a Townhouse for rent.

Here are the benefits of owning a rental house:

Amenity access

Another financial benefit of renting is access to resources that would otherwise be costly. Luxury such as swimming pools, gardens, playgrounds for your children, gymnasiums, and clubhouses come as a medium-sized space to raise apartments that do not cost extra money for tenants. If you try to match these services as a homeowner, it will cost you a significant investment and higher monthly maintenance costs.

Moving is easy

Renting is not an attachment as it allows you to move elsewhere as quickly, be it your new job or your child’s school. It’s so much easier than trying to sell your home and move on. Renting any day is a better option than buying space for young artists and professionals whose jobs require extensive travel and frequent relocation.

Fixed rental amount

The lease amount is checked, at least with the lease agreement. While homeowners can increase rent by prior notice after 11 months, the tenant can make a budget because they know the amount of rent they have to pay. At the same time, loans and property taxes may also be flexible, putting you in a profitable position. After spending the rest of the money, you may enjoy the extra cash, investing elsewhere.

Large investments are not required

Leasing requires signing an 11-month contract and an early deposit usually amounting to thousands. Renting allows you to stay in a premium location that you cannot afford.

As you can see, there are many benefits to having a rented space. By renting a place, you will have a flexible lifestyle, and you can reduce costs. For those who want to avoid problems related to homeownership, maintenance costs, and property taxes, renting may be a better option. Yes, it depends on a person’s lifestyle, financial status, and employment.
