GFA

Gross Floor Area

Definition

The total floor area of a building including all enclosed spaces, calculated from the outer face of exterior walls. GFA includes walls, columns, and shared spaces. It's larger than the usable floor area and is used for building permit calculations.

Examples

  • GFA: 60 sqm, Usable floor area: 52 sqm
  • GFA includes balcony, walls, and service areas

Tips & Best Practices

  • Don't confuse GFA with usable floor area
  • GFA is what developers usually advertise
  • Ask for NFA (Net Floor Area) for comparison
