Real Property Tax Clearance

BIR Zonal Valuation

Important Notes
- Real Property Tax must be current - Pay all outstanding RPT before proceeding with the sale
- CGT is due within 30 days - Capital Gains Tax must be paid within 30 days from notarization of deed
- Spousal consent required - If the property is conjugal, both spouses must sign
- SPA for OFWs - If you're abroad, execute a Special Power of Attorney at the Philippine embassy
- Original TCT is essential - Never hand over the original title without payment
