TCT

Transfer Certificate of Title

Definition

A document issued by the Registry of Deeds that proves ownership of a registered land. It contains the name of the registered owner, technical description of the property, and any liens or encumbrances. TCT is used for individual lots that have been subdivided from a mother title.

Examples

  • When buying a house and lot, always verify the TCT at the Registry of Deeds
  • The TCT number should match the tax declaration

Tips & Best Practices

  • Always get a certified true copy of the TCT from the Registry of Deeds, not just a photocopy
  • Check for any annotations or encumbrances on the title
  • Verify the technical description matches the actual property
