Townhouse

Also known as: ROW HOUSE, ROWHOUSE, ATTACHED HOUSE

Definition

A multi-floor residential property that shares one or more walls with adjacent units in a row, but has its own private entrance, ground floor, and (typically) garage. Townhouses combine the privacy of a house and lot with the lower price point and lower maintenance of a condominium-style community. Most Philippine townhouses are sold with their own land title (TCT) — unlike condos which use a CCT — and are common in subdivision developments across Metro Manila and major cities.

  • Townhouse with own garage, gated subdivision, ₱45,000/month rental

Tips & Best Practices

  • Verify the title type (TCT for own-land vs CCT for shared-land townhouse)
  • Check homeowners association (HOA) dues and what they cover
  • Inspect shared walls for any pre-existing damage or noise issues
  • Townhouses appreciate well in family-oriented subdivisions with good schools nearby
